Insuring a Pre-1994 Mobile Home in Florida
A pre-1994 mobile home can be insured in Florida. Insurers treat these homes separately because federal wind standards for manufactured homes were strengthened in 1994, so expect questions about the roof, anchoring and updates, and expect some homes to be written at actual cash value.
Why the year matters
Homes built after June 15, 1976 follow the federal HUD code. After Hurricane Andrew in 1992, HUD strengthened wind standards for homes built from mid-1994 on and assigned wind zones. Many insurers price or accept homes differently on either side of that line.
What underwriters want to see
- Clear photos of each side, the roof and skirting
- Roof type and the year it was replaced or covered
- Tie-down inspection paperwork
- Dates of plumbing, electrical and A/C updates
Coverage you may be offered
Older homes are often written at actual cash value rather than replacement cost, and may carry a higher wind deductible. Ask your agent to show the dollar amounts.
